Pricing analysis Calibrated to developer starting prices

Each cell is psf × size. Cells with figures show the psf range each unit type reaches in Lucy's price model; light gold cells are reached only by higher Luxury Collection floors. Click a cell to jump to the unit closest to that price.

Method: the cheapest unit of each type is aligned to the developer's indicative starting price (from $2,608 psf for a 2-Bedroom to $2,737 psf for a 4-Bedroom). Other units follow Lucy's model: about $14–15 psf per floor, $60 psf for the Luxury Collection, more for open views, less for strong afternoon sun and ground garden units. This is an estimate for discussion, not a quote; the developer's price list sets each unit's price.

86 facilities

Numbers follow the developer's site plan. Click a facility to locate it in the 3D model.

Location and distances

Straight-line distances from the nearest block; walking distances are longer. Parks and reservoirs are measured to their edge. Primary school priority uses MOE's 1 km / 2 km bands from the home address; please verify on OneMap.

Walking from the gates to the MRT

The project has two pedestrian gates, on Sin Ming Avenue and on Bright Hill Drive. Below are the shortest walking distances from each gate to each MRT exit along footpaths and crossings (OpenStreetMap network, timed at about 75 m per minute). The gold dashed lines in the 3D model show these routes.

How to use the Thomson Reserve 3D explorer

Click any floor of any block in the 3D model. The panel shows that unit's price simulation, facing, view score, what you see from the window, afternoon sun hours, floor plan, nearby amenities and a buying-cost calculator. You can also type a unit number (e.g. 14-13), or open the floor chart to compare floors by price, view or sun.

How views and sun are calculated

Block positions: the developer's site plan is scaled and aligned to the real site boundary (OpenStreetMap), then the position and facing of all 55 stacks are marked.

Surrounding buildings: about 2,200 buildings within 1 km come from OpenStreetMap; HDB footprints and storey counts come from official data.gov.sg data; buildings without height data are estimated by type.

View score: from the window at eye level, a sight line is cast every 3° across 60° either side of straight ahead. The score is the share of the outlook not blocked by a taller building within 250 m, weighted towards straight ahead.

Afternoon sun: using Singapore's sun path on 12 representative days, the model checks every 15 minutes whether the sun reaches the facade without being blocked, giving average hours per day. Clouds, trees and window shading are not included.

These are simulations for quick comparison and do not replace a site visit. Before choosing a unit, I recommend checking the actual height and sight lines on site.

FAQ

Which units avoid the afternoon sun?

Stacks facing north-east, east or south-east get little afternoon sun, for example stacks 23–27 in Block 5 and 33–35 in Block 7. West and south-west facing units usually have more open views but more afternoon sun. Use "Floor chart → Afternoon sun" to compare.

Are higher floors always better?

Not always. Some stacks face low landed homes and are already open on low floors; others only open up once above the block opposite. The "View by floor" chart shows where the view opens up, so you can judge whether a floor premium is worth it.

How much does Thomson Reserve cost?

The developer's indicative starting prices: 2-Bedroom (592 sq ft) from S$1.544M, 2-Bedroom Premium (678 sq ft) from S$1.772M, 2-Bedroom + Study (732 sq ft) from S$1.925M, 3-Bedroom (947 sq ft) from S$2.503M, 3-Bedroom Premium (1,055 sq ft) from S$2.777M and 4-Bedroom (1,238 sq ft) from S$3.388M, about $2,608–2,737 psf. Click any unit to see Lucy's estimate calibrated to these prices; the developer's price list sets each unit's price. The pricing analysis below shows totals for each type at different psf levels, and the calculator works out the down payment, stamp duties, monthly instalment and income needed for citizens, PRs and foreigners.
